Accommodation checklist
It’s important to consider all the aspects when choosing your term-time accommodation. Please read through the checklist below to support your decision.
The building exterior
- Is the roof in good condition?
- Are the gutters and drains clear?
- Is there any sign of rot on the woodwork?
Security
- Does the property have a burglar alarm?
- Are the locks on external doors adequate (5-lever mortice locks)?
- Are the external doors solid and secure?
- Are the ground-floor windows equipped with security locks?
- Are the window frames strong and in good condition?
- Are the ground-floor curtains lined or thick enough to stop people from seeing in?
Heating and plumbing
- Does the property have central heating?
- Does the heating system work efficiently?
- How much does it cost to run the heating?
- Are there any leaks in taps, pipes or toilets?
- How effective is the shower?
Electrical safety
- Does the electrical wiring and fuse box look modern and well-maintained?
- Is there a recent Electrical Inspection Certificate available for the property?
- Are there enough power points in each room?
Gas safety
- Is there a current Gas Safety Certificate available for the property?
- Are carbon monoxide detectors fitted?
Fire safety
- Are smoke detectors fitted?
- In the event of a fire, is it easy to escape?
Furniture
- Does the property have enough furniture for everyone?
- Are there enough beds, chairs, tables, and desks?
- Is the kitchen big enough to store and prepare food?
Money
- How much is the rent, and how does it compare with other properties?
- What is the total amount you will pay?
- Who pays the water charges?
- How much is the deposit, and is it protected in a Tenancy Deposit Protection Scheme?
- Are you being charged any fees in advance?
Licensed HMO (House in Multiple Occupation)
- If the property has 3 or more floors and 5 or more people living there, it requires a licence. Ask to see the licence if it meets the criteria.
Online viewing tips
Choose a live virtual tour to ask questions and direct the tour guide to show different parts of the property. Don't forget to view the outside, including the garden if there is one.

Save or record the tour, whether it's pre-recorded or live, so you can compare properties and dispute any issues if they arise.
Make sure your tenancy agreements are subject to physical inspection. The condition of the property that you agree to during the inspection will be checked when you move out and can affect how much of your deposit is returned. Keep in mind that online viewings may not show all existing issues with the property, so it's better to view in person before agreeing to the condition.
